It’s often assumed that a loan originator is a salesperson but I have never looked at it that way. I am more of an educator through a process with unparalleled experience, as you will read below. While initial contact calls are often “What are your rates?”, it’s important to note that all mortgage rates are based on same set of indices for all of us, banks, mortgage bankers and alike and they change every day. Unfortunately, many banks and mortgage brokers advertise unattainable low rates to make the phones ring and draw customers in. Some even lock you for 30 days when they know very well the transaction could take longer. I have 30 years of experience in credit and financial analysis for residential, commercial and alternate mortgage financing. I have been through all of the ups and downs in this industry. I understand all the components of the process, from our first interview to the closing. From 1982 thru 1989, I was a Sr. Mortgage Underwriter for the NY Division of Citibank N.A., so I know what is required by mortgage underwriters to get a loan approved and funded quickly. During my tenure at Citibank, I was also in charge of interviewing, processing, and approving all allocated SONYMA (State of NY Mortgage Agency) funds for first time homebuyers. I loved the satisfaction assisting these young and enthusiastic buyers with this Affordable Housing Program. I have a genuine understanding of the first time buyer and the many questions that you will have. I addition, I worked in Citibank’s Private Banking Area reviewing & approving "priority" and celebrity mortgage applications. This gave me a unique insight to the requirements of the higher net worth borrowers. Between 1989 and 1992, I managed several retail branch offices for a NYC community mortgage banker, and then later created an entire mortgage division for a Wall Street securities firm that wanted to offer residential mortgages to its equities clients. Throughout the 1990’s I began my own mortgage brokerage company where we developed a vast realtor and attorney network. We never had to advertise and built a solid business on performance and referrals. In 1997 I became a partner in a mid-sized mortgage banker. They were a direct FannieMae, FHA/HUD, & USDA lender. For the next 15 years I helped build that business. From 2012 to 2015 I was a licensed mortgage originator for Homebridge Financial Services and Home Point Financial helping borrowers in NY, NJ & PA. One thing I have learned is that bigger is not always better. The major banks like Chase, Citibank, Wells Fargo, Bank America and SunTrust sometimes impose additional credit restrictions called overlays on borrowers that are not even in FannieMae, FreddieMac and FHA/HUD/VA guidelines making it more difficult for you to qualify.
